Our client requires an Estate Operative for thier development based in North West London.

A CLEAN UK DRIVING LICENSE IS REQUIRED, IN ORDER TO DRIVE THE REFUSE BUGGY - PLEASE DO NOT APPLY IF YOU DO NOT HAVE A CLEAN DRIVING LICENSE.

DUTIES AND RESPONSIBILITIES

1. Site Management * To play an active role as custodian of the building and its curtilage. * To take responsibility for the presentation, cleanliness and safety of all the public areas. * To interact with residents in a courteous, professional and helpful manner at all times. * Responsible for the driving of the refuse buggy safely and professionally around the development. * Responsible for rotation of Refuse Bins around the Estate by use of the refuse buggy. * Full clean UK valid Driving License Required * To ensure that any breaches of security or damage is reported to the management team/ relevant authorities.

2. Site Presentation * Maintain cleanliness and tidiness of the Estate at all times, specifically in relation to litter picking, sweeping of external communal areas and building curtilages, bin storage areas and car park cleanliness. All defects are to be reported to the Concierge/Building Manager on a daily basis. * Preparation and rotation of paladin bins and recycling bins in the communal bin stores and transferred externally to enable collection by Barnet Council. (Approximately 200 bins)


* To ensure all basic M&E are at an operational standard (Light Bulb changing and Fuse changes). To report any other M&E issues to the Management team. * Ensure all bin stores and flooring in the estate are wet washed clean each week and remain presentable and the refuse collections take place regularly. * Personal Hygiene and presentation, including uniform are to be maintained to the highest standards at all times. * The Communal areas are a place of business. Food must not be consumed behind the desk. Tools, Jackets and maintenance related items must not be left on display in the concierge office. * To be responsible on a daily basis for the removal of litter, detritus and other site material from the communal areas of the development, paying specific attention to the courtyard, car parks, building front entrance area and road. * To undertake minor repairs around the building. * To ensure the building frontage is kept clean and tidy. * Any duties when required or requested by the Building Manager.

3. Record Keeping * To provide and maintain and up to date log book or register, be it paper or PC calendar based to record all site issues as they arise but dealing specifically with the following: − A record of patrols and issues found on those patrols − Tasks to be completed by team members − Planned visits/permissions given to contractors − Temporary car park spaces


4. Security * Patrol at regular intervals, checking all doors and external gates. * Report any faults to the access/fire/CCTV systems to the appropriate contractors and the Management Team. * Report and Health & Safety, communal/building defect from patrols. * Report any damage to the building, or damage to residents' possessions in public areas to the Building Manager.


5. Management of site contractors * All contractors must have the correct authority to carry out repairs/works before commencement and be wearing appropriate Firstport branded Hi Vis Vests.



6. Routine * To be aware and responsible for access and routine management of all approved contractors, such as cleaners, gardeners, service engineers and window cleaners. * To check works carried out by such contractors on a regular basis. * To report incidents of unsatisfactory work quality or poor working practice to the Building Manager.

7. Non routine (repairs, renewals and emergencies) * Communal: Liaise with the Building Manager in relation to the instruction/timing of the contractor appointment. * Apartments: Whilst Firstport is not responsible for matters of warranties etc. within apartments, all assistance and advice where practical must be rendered to the appropriate resident/contractor. At no time are estate operative permitted to authorise works within an apartment.

8. Site Signage * To review, on a daily basis, any resident's notice board and other communal areas ensuring all signage and notices are appropriate and correct.

9. Resident Liaison * To form courteous and professional relationships. * To assist a resident with any reasonable request.

10. Communication with Firstport * To assess, review and communicate with the Building Manager all relevant day to day or non-regular items relating to the management of the site. * To seek guidance and support from Building Manager and Property Manager in terms of contractor default, breach of the lease and staff management. * To advise the Building Manager of any item or matter which may affect the management if the development, with specific reference to insurable incidents, disclaimer, damage or loss suffered by a resident or a bona fide visitor to site.


11. Estate Operatives are advise not to * Form personal relationships with residents * Socialise with residents * Enter an apartment unless agreed by the Building Manager * Spend any time at all socialising in an apartment.
