Description

PMR are seeking a Building Manager to work on site at our clients' luxury Build to Rent development in Birmingham. The Building Manager is responsible for the maintenance of the building and apartments and ensuring this has a positive impact on resident experience, whilst operating in a fast-paced environment. You will be responsible for managing the planned building maintenance, risk assessments, routine testing and apartment repairs and to ensure these are undertaken to high standards. Working with external contractors where necessary, ordering and managing repairs and dealing with any tenant issues and breaches as and when they arise. To be responsible for managing onsite staff, Resident Hosts.

KEY RESPONSIBILITIES:

Customer service/ customer contact
* Creating good customer relationships with all customers (existing and perspective) by
sending regular updates and communication in a professional manner even when
delivering difficult messages.
* Keeping up to date records of all customer contact on IT system to ensure a full audit trail
exists.
* Arranging appointments with customers for maintenance work and obtaining customer
feedback.
* Formulating action plans for all ongoing customer issues until a resolution is achieved.

Property Management
* Keeping scheme information details for your patch up to date with key information and
ongoing issues for utilisation by the team to ensure continuity of service during periods of
leave

*Work with Procurement Manager to put in place soft and hard FM contracts, identify opex
savings and monitor contract performance.
* Seek appropriate support from surveyors and specialist contractors where necessary to
diagnose and resolve complex repair issues.
* Deal with ASB issues as and when they arise and in line with company policy.
* Carry out internal and external communal inspections and complete and file
inspection reports for future reference.
* Work with the management team to formulate a long-term plan for the buildings you
manage.
* Arrange lock changes and ensure a management set of keys is retained and registered in
the key management system.
* Ensure communal areas and neighborhoods are clean, safe and well maintained by
working with the contractors, caretakers or cleaners as required. You will be asked to
manage contractors, cleaners, caretakers and landscape contractors as part of your role.

Staff Management

* Managing onsite in-house staff (e.g. Concierge, onsite cleaner), ensuring key day-to-day
tasks are completed and daily handover undertaken.
* Manage a rota for onsite staff, arranging cover for annual/sick leave where requirement
and submitting information for payroll.
* Arrange training for onsite staff and undertake bi-annual performance reviews, taking
into consideration feedback from the Leasing Manager

Health & Safety
* Maintain 100% compliance for gas, electric, asbestos, FRAs, personal safety device usage,
legionella testing.
* Report near misses and incidents in line with company H&S procedures.
* Ensure all voids are H&S compliant (i.e., ensure valid gas certificate, electrical safety cert,
EPCs, smoke alarms)

Budget Management
* Effectively manage and be accountable for the expenditure for all properties within your
portfolio including the repairs budget for your schemes and flagging potential high
spends/overspends to management.
* Recharge customers for mid-tenancy repairs as and when necessary.
* Receipting all completed works to ensure contractors are paid swiftly on receipt of
invoice.
* Identify opportunities to generate ancillary income and work with head office team
to negotiate contracts and implement new revenue streams

KNOWLEDGE, SKILLS AND EXPERIENCE

* Property Management experience within a Customer-focused environment.
* Required authority, skill and support to creatively address customer needs across the
portfolio

Hours: 9am to 6pm, Monday to Friday
