- Description
The role will involve working for a Build-to-Rent operator to assist with the running of 2 London based sites located in Croydon and Surrey Quays / Deptford.
KEY RESPONSIBILITIES
* To undertake communal area cleaning of buildings including all corridors, stairwells and car park level in line with cleaning service standards.
* Maintain external landscaped areas and provide gardening services including weeding, mowing lawn, pruning shrubs, etc.
* To maintain site to a high standard, undertake regular building patrols and ensure any areas/issues requiring attention are addressed or are brought to the attention of the Customer Relationship Managers (CRMs).
* To be the site contact and provide access to Contractors as approved by Management and issue keys and ensure return of keys to/from Contractors when required.
* To undertake weekly testing of systems such as fire panels, lift alarms and other life safety equipment and water flushing of any vacant apartment.
* To report to CRMs and undertake any administrative or basic level site maintenance tasks as instructed by them.
* To liaise and update tenants on any maintenance issues/queries/requests as and when requested by CRMs.General Responsibilities
* Act at all times in line with the Company Values, integrating these into all work practices.
* Maintain accurate computerised and manual records.
* Produce accurate information and reports for weekly/ monthly meetings.
* Participate in team, departmental and corporate project and planning processes as required.
* To observe the highest possible standards in relation to customer confidentiality and in compliance with Data Protection legislation.
* To act as an ambassador in your conduct during working hours and in all contact with customers and third parties connected with business.
* To undertake any other duties as are reasonably requested from time to time.

Essential
* Strong experience as an on-site cleaner or caretaker of medium size residential developments.
* Some gardening experience.
* Knowledge and understanding of best cleaning practices and cleaning products.
* Actively embrace and work within the Company Values.
* Able to show an understanding of and commitment to good customer care.
* Good initiative and problem-solving skills.
* Strong attention to detail.
* Ability to work in a varied and demanding role with appropriate supervision.
* Able to show an understanding of and commitment to property services and managing landlord and customer relationships.
* Able to communicate effectively and clearly in writing and verbally, including drafting correspondence and documents. * Ability to work to strict deadlines and be organised and efficient.
* Demonstrable experience and ability to use ICT packages i.e. Microsoft Word and Excel.
* Self-motivated, with high energy and enthusiasm.
* Pragmatic, creative approach to problem solving, with emphasis on fast and practical solutions.
* Demonstrable experience of taking responsibility for own actions and development opportunities, maintaining high levels of integrity.

* Knowledge and experience of using Qube, People HR system.
Hours: Monday - Thursday + occasional Saturdays9 hour days, 8-5pm (36 hours per week)
