Job Description

Our client are currently seeking a Resident Services Manager for a high end luxury residential scheme in Kensington


To assist the Estate Manager in the management and delivery of services to the building

Direct and supervise porterage and contract cleaning staff in order to achieve desired service levels.

Develop and maintain an environment where team work/support is normal practice amongst porterage staff.

Establishing and maintaining good relations with residents.

Vigilance in all security matters (building and garden), monitoring close circuit TV.

Supervision and monitoring of cleaning standards in common parts.

Liaison with the Estate office and Maintenance Manager as required.

Supervision and control of building and other contractors and removers using common parts when working in individual flats.

In flats where the Estate is the key-holder give access as and when required, with permission from the resident and in emergencies.

Respond to emergency call-outs - security, accidents, fire brigade, water damage, blocked drains, burglar alarms, disturbances etc and deal with situation accordingly.

Liaise with estate contractors, in particular call-outs for lifts, boilers, entry phone, pest control etc and assist as required.

Give access to utility company representatives.

Supervision of fire precaution standards and practices in all areas excluding individual flats.

Administer the Accident Book and document any occurrences

Reception and subsequent delivery of parcels and other items when resident is not at home.

Ensure that all porterage staff and cleaning contractors adhere to Health and Safety regulations.

Take responsibility for appropriate appearance of porterage staff and ensure that they are visible during the working day.

Liaise with lettings agents in respect of the collation of information necessary for the drafting of Licenses to Sublet.

Ensure that guidelines within the most recent edition of the Residents' handbook are adhered to within the scope of this job description.

Ensure that Building security and fire precaution measures are properly adhered to and communicated to the Buildings Manager for his approval/further action.

Keep a record in the day book of non-routine occurrences of possible concern to the good management of the estate.

Oversee and administer the induction of new visitors to the estate.

Manage, through delegation where appropriate, party bookings in the garden, collect monies and brief residents on party locations.

Liaise with the Buildings Manager and retained engineer in the management of the communal TV system.
