Job Description

Our client are currently recruiting for a Development Manager/Porter for a residential development in NW London.

Hours of work: 08.00am - 16.00pm Monday - Friday

To provide an efficient and professional service to residents and the client at all times.
Create a friendly, courteous, secure and well maintained environment and represent the development and agents positively at all times.
Carrying out daily checks ensuring the communal areas, garden and grounds are clean, maintained and secure to the highest standards at all times.
Having a full understanding of the different types of equipment on site (i.e. lift, electronic gates, CCTV) by being able to use and advice on how to operate.
Ensure all equipment is fully operational, regularly serviced and maintained.
Liaising with contractors when works are being carried on the development on a contract basis (i.e. gardeners, cleaners, lifts, boilers etc.) or reactive repairs.
To ensure that the Residents are aware of the need for security and that no unannounced visitors (other than the regular contractors) gain access to the building within your control.
To make sure that all confidential information is kept secure and that the master keys are not left unattended and locked in the safe when not on duty.
To ensure that the building is secure and that communal doors and windows have not been left open.
Where applicable, to ensure the efficient operation of services and equipment such as the communication system, fire alarm system, fire appliances, lifts, and laundry facilities etc. recording regular routine maintenance inspections.
Ensure all materials on site are safely stored in correct containers/locations.
Stock control of all supplies on site and the procurement and ordering of stock including annual supplies such as grit for winter.
To regularly check and ensure that lighting standards are maintained and that ambient temperatures in the communal areas are properly regulated.
To obtain quotes, call out and oversee the work of contractors carrying out repairs within the limits of delegated authority or as instructed by the Line Manager.
Ensuring the communal bins in all blocks is emptied daily when on duty and rubbish to be taken to central main bin area.
To ensure that the communal areas of the building, the garden and grounds, fire exits, internal and external staircases are cleaned and maintained including, where necessary, removing litter and leaves from the main entrance, its immediate surrounding area and pedestrian access to it.
Report any dumped vehicles to Line Manager and complete any subsequent instructions given.
Responsible for own time management.
