My client is looking for a caretaker to work at a luxurious high end residential block.
This will be an initial 12 month contract with the view to extending it for a further year if all goes well.
Monday - Friday 8am-4pm
*Conduct daily regular rounds to ensure cleanliness, general maintenance, and security of doors and windows, removing litter, weeds, obstruction etc from the immediate vicinity
*Logging contractors attending to building matters.
*Maintaining the diary on site to record daily activity.
*Vacuum all carpeted areas at least weekly,
*Wipe down all hard surfaces (e.g. mirrors, doors, door foot and hand plates, lift doors & signs) weekly to remove finger marks.
*Upon own initiative dry or wet clear any areas that are requiring attention
*Cleaning the Sauna Room & Gym on a daily basis.
*Weekly sweeping of the car park area and clearance of leaves with a blower.
*Daily maintenance and watering of the inside hall foyer pot plants and outside deck pot plants or as required.
*Liaison with cleaning and gardening contractors ensuring the correct service is obtained
*During summer months to ensure flowers beds and lawns are watered appropriately as instructed by the gardeners.
*Personally tackle minor maintenance issues on own initiative (change bulbs, touch-up paint, effect repairs, assist in cleaning spills/stains etc)
*Securely hold keys to resident's premises if they so desire
*Admit residents workmen to flats on a pre-arranged basis
*Maintain computer records for all residents, communicating by email if desired, also records of distribution of door keys and remote access devices
*Manage the two guest rooms managing bookings, cleaning, preparation and keys.
*Hold a register of tradesmen to assist residents in need and also use initiative when emergencies occur, water leaks, power cuts etc.
*Ensure residents abide by tenancy agreements, rubbish not left out, parking in allocated spots, no satellite dishes washing on balcony etc. etc.
*Awareness of building regulations and requirements and able to order services without delay (broken locks, lifts, police etc. etc.)
*Report all necessary actions to Managing Agents and Residents Association, maintaining records as required.
*Oversee move-in and out of the building ensuring minimal damage to walls, protection of lifts and overall security during the process
*Take in deliveries for residents and hold securely or place in their flat as requested.
*Maintain a dialogue with residents updating on process with various works and maintenance as they occur
*Monthly walk & talks with Property Manager & a Director of the freehold company.
*Carry out Fire Alarm & AOV testing as required.
*All other duties in line with the role as requested by the Property Manager & Directors of the building.
