Job Description

Our client are currently seeking a temporary Maintenance Operative to work at a prestigious luxury residential apartment development in Kew, Surrey.

The hours of work will 08:00-17:00, working 3 days out of 7 including weekends, depending on the businesses needs. The position is on an on-going temporary basis untill a decision will be made on the re-structure of the maintenance team.

Main Responsibilities

To provide high level and proactive maintenance support to the Development.

To liaise with and provide access to authorised contractors and tradesmen, notifying the Property/ Development Manager of start / completion of work accordingly.

To report defects / incidents (either observed or reported) and to take the corrective action after consultation with the Property/ Development Manager.

Replace light bulbs to communal or external areas if required. These should only be changed if safe to do so and using appropriate steps. All lighting circuits must be isolated before changing bulbs.

Carry out monthly emergency light system checks by testing for a short period, not exceeding 25% of the rated duration, if required.

To maintain accurate records of maintenance / lighting issues.

To undertake routine maintenance, standing in for and / or working alongside the Maintenance Operative, this will include holiday or sickness periods.

To ensure all tools are maintained and kept securely and that they are only used by authorised personnel.

To work in accordance with the Company's Health & Safety Policy.

To undertake any other duty as requested by your Line Manager / acting Line Manager.

Position in Organisation

To fulfil the role of Maintenance Operative reporting to the Property/ Development Manager.

Health and Safety

In accordance with the Group H&S policy you will fulfil obligations in the following areas:-

You will need to undertake a workstation assessment to ensure that your work environment is safe and familiarise yourself with some key health and safety processes. If any accidents do occur whilst you are working you are required to document this. Please also make yourself aware of any slips and trips within the office and familiarise yourself with guidance on working at height and with various tools. You will also be required to be accommodating when PAT testing takes place. At all times you must able to spot hazards and continuously work safely.

As well as the above, you have a duty to complete expenses and to ensure that you are satisfied with your IT arrangements. If you require any leave it is your responsibility to follow the correct process when requesting this.

Personal Specification


Minimum one year's previous experience in a Maintenance Operative position.

2 year's general maintenance experience.


Working at heights training would be an advantage.

An electrical related qualification would be an advantage.

Technical Skills

Ability to manage a variety of tasks and to work under pressure.
