Our client manage a large residential development in NW London, and are currently seeking a new Live-In Building Manager to manage the Estate, all Contractors and large site staff team.
Hours of work will be 0800-1700 Monday -Friday whilst also being on call for all emergencies and looking after and assisting the night team where required.
To be the main operational contact with the Managing Agent and to ensure that the following duties are carried out effectively
Line management responsibilities
Oversight of day to day security, cleaning, operations and maintenance
Line management of all porters, cleaning supervisor, yardman, any office staff and agency staff including annual appraisals.
Ensuring appropriate cover is provided for absent staff
When necessary, standing in at the front desk/reception area when porters are away from the area or unexpectedly absent
Oversight of the duty rota and work programmes of all staff, including holiday periods and sick leave
Liaison with the Managing Agent and Directors to ensure staff are adequately trained
Ensure the appearance of staff is in keeping with their role
Day to day responsibility for the supervision of the site and premises, ensuring that the building and the facilities are well maintained and cleaned. To make a daily inspection of the building and facilities and arranging for work to be done as necessary
To ensure the proper cleaning of the building and facilities
To ensure residents' storage, and contractors storage, in the common parts and car park are in compliance with the site storage procedures
In consultation with the Managing Agent, ensure a properly planned maintenance of the common parts of the buildings and their contents, and to ensure swift repair of the same when necessary within agreed deadlines.
In liaison with the Managing Agent provide detailed plans of those works which are to be carried out on a regular basis.
To provide the Managing Agent details of works completed
To ensure the safe and efficient operation of all mechanical, electrical and heating services in the building or the facilities. To take all appropriate action to ensure and monitor proper and safe levels of lighting, heating and ventilation.
Maintain all records to ensure plant and equipment is serviced regularly, and if not, to report to the managing agent.
To undertake minor DIY type repairs where necessary.
To work with the Managing Agent/Directors in updating the buildings
To be familiar with the lease terms and house rules of the development and minor breaches should be politely drawn to the attention of the Resident. Any major breaches must immediately be brought to the Managing Agents attention.
To manage the visitor parking areas and ensure that there is no unauthorised use.
All candidates must be willing to undertake full DBS and vetting checks as well as provide two excellent references
