Job Description

Our client is currently seeking an experienced General Manager to join the team at a luxury residential apartment building South East London.

The General Manager is responsible for the running of all aspects of the building at an operational level, delivering and managing all services, collecting and managing income and being responsible for the supervision and organisation of all staff. The General Manager is responsible for the implementation of all Health, Safety and Compliance processes and procedures.

The General Manager works to the Board of Directors' requirements, by efficiently and effectively managing personnel and resources.


- To ensure business aims and requirements set by the Board of Directors are met in a timely manner and to a high standard.

- To ensure compliance with the best practices in Health and Safety, employee relations and financial control.

- To work at Board level in developing a clear strategy and implement the strategy in conjunction with Head of House Services.


Strategy and Reporting
- To agree with the Board a six-monthly set of objectives with a review process, to be achieved within stated deadlines

- To prepare and agree with the Board an annual five-year rolling investment plan that accurately reflects changing circumstances, priorities and challenges of capital expenditure, life cycle and operational planned and reactive maintenance programmes

- To present an Annual Budget to the Board, with a review process, which reflects proposed expenditure on day-to-day operations (routine maintenance, out-sourced or otherwise, utilities, staffing etc.), Contracted or Planned Maintenance (e.g. Lifts, Boilers etc.) and Proposed Capital Expenditure (replacements of depreciated/ uneconomic assets, enhancements over/above existing, etc.)

- To manage the process the Board requires for monthly reporting progress and performance against objectives and budget. Prepare all information for the AGM, and copies of the statutory reports

- To ensure that a comprehensive set of controls and review processes is in place for all internal and out-sourced financial procedures, and if personnel or supplier is changed, to ensure that there is a proper hand-over of information and all associated current and archived documentation

- To ensure that the landlord is kept informed and consulted where appropriate about matters affecting the freehold


- When new staff are needed, create job descriptions for all positions clearly identifying the duties and scope of the position, together with the reporting lines and levels of accountability

- To work with the Board, Head of House Services and HR to employ and performance manage suitably qualified personnel with good character, and ensure that written references for prospective recruits are routinely taken up

- To ensure that all staff have a Job Description, a Contract of Employment, are aware of the Review of Performance process, and understand what constitutes poor performance or a misdemeanour, together with the procedures in place for dealing with them

- To ensure that all statutory employment legislation, obligations and good practice are in place and that staff awareness of them is regularly reviewed and/or displayed, including maintaining inspection, incident and other records as required by management

- To revise/draw up, in conjunction with the Head of House Services, a 'standard of performance' schedule for each 'department' i.e. day-time Reception, Nights, Safety and Security, Cleaning, Routine Maintenance, and put an effective assessment/evaluation system in place for controlling them

- To ensure that all management and supervision staff are familiar with and practice exemplary leadership, motivational and recognition skills
