Job Description

Our client is currently looking for an Estate Manager for a brand new build development in Twickenham, London TW1

Monday - Friday; 7am to 4pm and Saturday; 8am to 1pm

Job Description/Duties:
- Welcome residents and assist with their orientation;
- Deal with day to day enquiries from the residents and Owners via e-mail, post and telephone.
- Oversee and monitor on-site staff and performances when a team is created;
- Provide the first point of contact for all residents and deal with their enquiries as appropriate;
- Inspect all communal areas regularly and keep all necessary records, report/escalate faults/defects or arrange for the necessary remedial works;
- Assist with waste recycling and removal facilities in accordance with the waste management strategy;
- Undertake minor repairs/renewals/re-lamping as appropriate and arrange for any defects beyond this scope to be undertaken by a third-party contractor;
- Manage the issuing of replacement door entry fobs to residents and re-program fobs as required;
- Maintain Daily Activity Log;
- Maintain maintenance and H&S records as requested;
- Oversee use of bicycle stores;
- Oversee use of car parking areas and monitor the performance of the parking management strategy, including the issuing of parking permits if applicable;
- Oversee deliveries, removals, loading/unloading;
- Clean up minor spills and litter-pick if required;
- Oversee the day to day management and maintenance of the site, reporting any major issue to the Property Manager;
- Source services, products and contractors as required. Liaise with contractors, facilitate access into properties;
- Attend meetings with clients, contractors and residents as appropriate and required; writing up notes and keeping records; following up on actions;
- Providing assistance to the project management/build team, sales team on site, other staff as required;
- Provide assistance during Twickenham events if and when required; liaise with the authorities if and when required;
- Undertake any other appropriate tasks as directed by the Property Manager.

- Previous caretaking/concierge/buildings or estate management;
- Basic building repair and maintenance;
- Reasonable understanding of Health and Safety legislation;

Skills Set

- Professional, organised and with good manners;
- Understanding of caretaking/cleaning/gardening/general Maintenance;
- Understanding of residential block management;
- Ability to lead a team as the scheme grows;
- Ability to deal with contractors, leaseholders and residents confidently;
- Ability to work alone, prioritise tasks and manage own time;
- Strong verbal and written communication;
- Ability to take instructions and follow through;
