Job Description

Our client are looking for a Day Porter for a luxury residential block in Hammersmith.

Hours of work will be Monday - Thursday 10am - 7pm, Then alternate friday's 8am - 7pm and Saturdays 8am - 3pm.

Duties include:

- Monitor the heating plant at client, carry out checks on heat exchangers, pumps and boilers and all equipment. Liaise with contractors.
- Reporting findings to client on a regular basis.
- Check the ducts for any leaks.
Report any findings when necessary.
- Monitor DHW temperature and circulation and to record oil levels and order oil when required.
Report findings.
- Supervise door to door rubbish collection service for all flats.
- Check fire and service doors. Check that electric meter cupboards are locked. Report findings.
- Check fire escapes and fire fighting equipment. Report findings.
- Supervise cleaning staff, allocate duties as and when required.
- Provide a secure environment in the building, monitor tradesmen and visitors visiting the residential flats as required.
- Provide and maintain records of maintenance problems, complaints, compliments and take action when necessary.
Report findings.
- Check all light bulbs in the common parts and replace as and when necessary.
- Control the use of the on site telephone for official business only.
- Ensure that the entrance halls and porters' office are kept clean and tidy.
- Maintain the planters on block, weed and clear litter as necessary. Water the plants twice a day in the summer and every other day in the winter.
- Sweep the courtyards (front and rear).
- Maintain high visibility at the entrances to the client.
- Wear suitable clothes provided. Maintain them to provide a clean and smart appearance.
- Check the common parts of the building and report any findings. Carry out minor maintenance tasks throughout the building as required.
- Undertake all reasonable tasks to ensure smooth running of the building and its services and good quality and safe environment for its residents.
- Carry out evening patrols of the internal common parts (as per description) (as required). Report findings.
- Ensure that the residents comply with the Rules & Regulations applicable to life at the block..
- Monitor and supervise contractors working in the common parts and in the individual flats. Ensure all contractors are made aware of and sign the Asbestos Register.
- Key control and monitoring of the CCTV.
- Cover the Porters' Office Telephone.
- Ensure that all Health & Safety procedures and registers are maintained.
- Inspect Kings Court roofs & balconies and to monitor their condition and clear blockages to water outlets/gullies.
Report findings.
- Inspect Tank House, check all equipment for faults and maintain frost protection. Report findings.
- Act as contact and take the appropriate action when notified of urgent/emergency maintenance problems arise. Liaise with contractors as necessary.
- Monitor the lift apparatus and operate manually as necessary during the breakdown. Liaise with contractors.
- Carry out any other tasks/duties as deemed necessary as instructed by the client.

Experience working in luxury residential apartments is essential. The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
