Job Description

The role of Caretaker falls within a small but busy Property Services Maintenance Team which services 150+ apartments within two residential buildings near each other.

Hours are:
Monday - Friday; 7am - 4pm + alternative Saturdays; 9am - 1pm

The site prides itself in delivering a high level of maintenance and efficient service delivery to its residents which includes security, portering, cleaning, refuse collection and postal services.

Candidates for this role will be committed to providing effective cleaning and refuse services in line with the development's high standards and their desire to provide residents with a well-managed building.

The responsibilities listed are typical and not exhaustive. Your duties may be amended or altered from time to time in accordance with meeting company needs. Your main responsibilities will include the following:

Main Duties:
- To keep all internal and external areas of the development clean and free of rubbish at all times
- To collect all of the household refuse and recycling waste from the individual flat collection points and transfer to the relevant bin store (s)
- To clean the communal internal and external communal areas and the car parks as required
- To carry out minor maintenance as requested by the Property Services Manager/Head Porter, Porters, Directors of the Management Company

Refuse Collection:
- Check and prepare both bin stores every morning, ensuring sufficient space for rubbish.
- After 9am, commence the removal of rubbish from the cupboards outside the flats and ensure the cupboards are all locked afterwards. To respect the company's time policy so as not to disturb residents first thing in the morning (prior to 9am) or during the evening (after 6pm).
- Check all bin stores are free of unauthorised persons, secure and locked before leaving.

Cleaning:
- Sweep and clean the front and rear of the building
- Sweep outside reception areas
- Wipe desks, bin, woodwork, rear walls, hoover, mop floors, sofas, tables, lifts
- Water all plants
- Clean and mop both staircases including wiping handrails and window ledges.
- Clean and tidy the staffroom and staff toilet
- Hoover all surface areas and all floors. Sweep the car park fortnightly
- Clean/wipe reception glass, notice boards, staircase including fire extinguishers and pictures
- To report to the Property Manager or Head Porter any complaint or major issues including contractors leaving dirt or materials behind.
- Ensure all cleaning activities are carried out safely and efficiently and do not pose a health and safety hazard or trip hazard, where appropriate using relevant hazard and safety signage to ensure residents, staff, contractors and visitors are aware of potential risks

Handy Person Duties:
- Changing lightbulbs
- Perform renovations of communal areas to include painting, filling, sanding and polishing finished surfaces
- Minor repairs that may not require a specialised technician
- Maintain the exterior fabric throughout the seasons, jet wash the building at low levels
- Clean out rain gutters
- Remove fallen branches or other parts of the landscaping on the podia, steps, footpaths and any external areas
- Paint communal areas as required
- Clean communal roofs as required

Maintenance
- To check the lighting on floors and stairways including lifts and check lift buttons and report any issues or defects.
- To report any repairs in the repairs log.
- Check the fire escapes are secure and locked (where required) when passing any area.

Administration/Key Logging
- You will ensure that all keys borrowed by yourself in the course of your duties are signed out and back in in the key book at reception.

Stores and Supplies
- You will ensure you have adequate supplies of materials in the cleaning stores and that you take sufficient supplies with you to carry out your cleaning duties.
- Ensure the stores have sufficient supplies to cover week
