Job Description

We are currently looking for a handyman/caretaker for a luxury residential site in Tooting.

Hours/Working Pattern:
Monday - Friday - 08:00 - 17:00

�22,000-25,000 per annum.

-To make yourself familiar with the terms of the lease. For example, noise emanating from a flat such as loud music or shouting � Please ask the offenders to refrain from this and remind them about the noise disturbance clause in the lease, if the offence persists please this to the managing agents to deal with.
-Maintain an up to date list of emergency numbers and important contact telephone numbers.
-Carry out regular inspections of the estate/blocks to inspect gutters, drains, garages, fences, walls, paths, staircases, lights etc. and report any defects to the managing agents.
-Please be polite and courteous to all residents at all times even if you feel provoked, in cases where you are having difficulty with any residents please put this in writing to the managing agents.
-Deal effectively with complaints, take the correct action and remain courteous at all times.
-Ensure correct reporting of any security/Health & Safety issues, incidents and complaints. Taking appropriate action in the event of an emergency.
-Ensure the site fire and emergency procedures policy is adhered to while on duty and ensuring that any relevant preventative measures are undertaken.
-Where practical, to supervise any contractors employed by the Landlords or their Agents to carry out works on or about the property. To report to the any failure by contractors to observe their contract terms.
-To monitor the cleaning contractor to ensure all common parts including service stairways, are kept clean and tidy at all times.
-Report to the Agents any matters requiring attention e.g. leaking gutters, downpipes, overflows, and any other general repairs.
-Maintain a record of all visits made by contractors. This includes all regular maintenance visits for plant and equipment e.g. lifts, boilers, drains etc.
-To monitor and control any parking policy implemented in the forecourt area to prevent unauthorised parking.
-Check and adjust time clocks as and when necessary.
-Ensure that all external doors are kept secure and operate correctly.
-Ensure all common parts and designated fire escape routes are kept clear of obstructions e.g. residents belongings, prams, bicycles etc.
-Maintain an up to date list of emergency services.
-To carry out all other duties necessary as directed by the Landlords or their Agents for the general well-being of the property in the interests of good estate management.
-During hot weather, assist the gardeners in watering plants as often as required (if requested).
-Assisting with gritting all roads and pavements across the estate when snow is forecast.

Candidates with previous experience working in luxury apartments would be desirable. The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
