Job Description

Our client, a leading BTR operator, are seeking an Asset Manager to oversee a BTR/PRS portfolio across the Uk. You will be responsible for for setting and implementing asset management sstrategies to achieve the finanical and service delivery objectives of clients.

Responsibilities:

  • Deliver operational excellence across all elements of property asset management
  • Manage multiple sites across the UK
  • Operational expenditure budget setting and management of client capital expenditure protocols
  • Deliver high levels of resident satisfaction and create resident engagement plans
  • Rent setting and agreeing income strategy for each asset. Delivering to gross and net rental targets
  • Analysis and evaluation of asset performance and implementing plans for change or improvement when required
  • Representing the company at client meetings and service reviews. Preparing presentations and reports in advance
  • Lead or set up internal team briefings for new and established assets take place, minutes and actions are recorded
  • Carry out planned and ad hoc property visits and client meetings as required
  • Lead on the mobilisation of new developments including budget setting and marketing strategy with delivery teams
  • Manage pre -lets and leasing strategies for new developments and phased launches
  • Delivering client marketing strategies focussed on maximum ROI in conjunction with internal marketing teams and external agencies
  • Responsibility for procuring and managing third party letting agents and service provider
  • Health and Safety for blocks in management by ensuing block management teams are instructed and can demonstrate compliance
  • Overall responsibility for monthly and quarterly financial reporting including narrative to explain variances and justify cost increases
  • Approving supply chain and procurement of contractors in conjunction with the Regional Block Manager and FM approved contractor process
  • Supporting new business initiatives including pitches, attendance at forums, conference and industry events
  • Managing rent reviews, liaising with rent assessment committees, EPC and gas safety reporting for key clients
  • Stay abreast of industry and regulatory updates including IRPM BTR training and share with teams as appropriate
