I am currently recruiting for an Estate /Building Manager to work at a development based in Ebbsfleet.
The role will be working Monday - Friday 9am - 5:30pm paying £25k
Duties will include:
Community Centre
- Management of community centre car park
- Communication with school / retail units for future planned works
- Unlock and lock up of centre during working hours
- Management of the weekly schedule for security for lock/unlock for out of hours
- Management of online booking system
- Answering ad hoc/booking queries
- Showing potential users around the centre
- Liaising with regular users of the centre about their bookings
- Liaising with contractors for any works to be carried out at the centre
- Liaising with cleaners for weekly cleans of the centre
- Procurement orders
- Weekly fire alarm checks
- Weekly water checks
Estate
- Management of flats including weekly checks i.e. entrance doors, lifts, bin stores, car parks
- Monthly emergency light flick test
- Weekly estate walk to identify potential health and safety issues
- Tracking of potential issues on the estate i.e. Updating and managing report sheet to ensure works are carried out
- Appointment of preferred contractors for any reactive work
- Tennis court/play parks checks i.e. Identify potential health and safety issues and management of tennis court access codes
- Communication with security, onsite gardening team and parking control to identify potential issues and ensure they are actioned to reduce resident complaints
- Monthly meeting with client, councillors, residents for estate updates
- Ad hoc queries from residents
- Carrying out ad hoc work requested by the client i.e. Updating residents about future planned work
- Managing car park and ANPR system
- Assisting Ebbsfleet Development Corporation with site events
- Assisting local business with onsite seasonal events
- Obtain competitive quotations for contracts and works as required.
- Carry out basic maintenance works where appropriate e.g.: changing light bulbs, spot cleaning etc..
- Liaise with Property Manager on more complicated repair and maintenance issues.
- Liaise with external contractors and, where appropriate, issue permits to work and Health & Safety notices.
- Inspect and sign off all maintenance works by external contractors.
- Run routine tests of fire, emergency lighting, security and other installations as may be appropriate.
- Monitor and maintain access control systems to include programming and issuing of key fobs (where appropriate)
- Ensure correct signage is displayed throughout the building and any notice boards are kept up to date.
- Take meter readings for landlord utilities supplies.
- Demonstrate financial control and manage the building within the budget parameters.
- Seek approval for any expenditure above agreed spending limits.
- Keep accurate log for all activity to include any residents complaints.
- Comply with all relevant Health & Safety legislation.
- Attend Residents Meetings with RMG staff as required.
- Risk Management: Thorough knowledge of the risks associated with the work of the area under management and responsible for the exercise of effective control through the monitoring of Key Risk Indicators. Able to identify new risks emerging and responsible for staff awareness of risks and the mechanism for reporting new risks and/or incidents which could bring detriment to the business, members of staff or to customers.
