Job Description

Our client is currently seeking a Live-In Estate Manager to oversee the day to day management of a high end residential apartment development in South West London.

You will assume responsibility for the daily running of the development, acting as the focal point of all activities taken place within the property. Using your excellent communication skills, you will be the main contact between Owners, Tenants, Estate and Committee, ensuring that any requests or complaints are dealt with swiftly and professionally.
Using your outstanding customer service skills, you will ensure that all residents are properly greeted and delivered an excellent level of service. An important part of this role will involve keeping our residents safe at all times and ensuring that the grounds and communal areas are immaculately kept.

Main Duties and Responsibilities

-Respond to an emergency situation occurring during allocated working and off duty hours and provide assistance to the emergency services and residents in the event of an emergency.
-To assist in the development of new initiatives, this will include training and standardisation of procedures to ensure consistent performance of the team.
-Provide a monthly report to the committee. Including key activities, and expenditure.
-Provide weekly building reports and updates to the management company.
-Understand the use of site systems and equipment, carry out appropriate checks and tests and monitor the activities of maintenance contractors.
-Make sure that shared spaces such as corridors and leisure facilities are welcoming and well cared for.
-Meet regularly with individual residents to identify and agree what support may need.
-Devise a robust insurance claims process with the management company to support all the building and residents requirements. This should include, carrying out trace and access, using the infrared camera, logging of the incident, taking pictures of the incident and informing the Management Company.
-Working with the Management Company, ensure that all insurance claims are closed and dealt with proactively.
-Ensure car parking procedures are adhered to at all time by residents and contractors.
-Work closely with the project manager, ensuring that all residents are supported and help ensure that the projects are delivered on time.
-Routinely check all security systems, logging and reporting any faults to the management company.
-Effective management of the staff ensuring that their work is to a high standard and they remain motivated.
-To review and agree work rotas for all of the onsite team and produce a monthly report to the management company.
-Provide coaching and mentoring of staff.
-To arrange induction training of new staff on all procedures and to ensure their development going forward is encouraged.

Previous managerial experience in residential apartments is essential. The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
