Job Description

Our client is currently seeking a Resident Porter/Caretaker to oversee the day to day running of a luxury residential apartment building in West London. This is a live-in position that comes with an expensed 2 bedroom apartment.

Responsibilities:

1. As the Resident Porter/Caretaker, you are to assist all residents at all times together with their guests and visitors as and when. It should be remembered that your duty is to the residents as a whole and any assistance given to any individual should not detract from your duties required to the whole.
2. Ensure that you are always courteous, polite and positive to residents, guests, suppliers and the public in general.
3. The Resident Porter/Caretaker is required to monitor all persons at the property and ensure they have a right to be present.
4. To answer the telephone and deal with general enquiries. To keep a daily log of activities on site, recording suppliers' visits and any non-recurring events.
5. To monitor the presence of workmen around the building and supervise their activities to ensure minimum disturbance to residents, and that house rules are adhered to. Daily records to be kept, and report these to the Managing Agent at your weekly meetings.
6. To receive and log deliveries.
7. The Resident Porter/Caretaker should be present in the Reception/Lobby area during designated hours (except when called away on matters relating to the building).
8. Address, where possible, and log any incidents of disrepair and breakdown, including all building defects, e.g. lifts, boilers, plumbing and lighting defects. Report these incidents to the Managing Agent. If unable to address the issues, then contact the relevant contracted suppliers to attend the building to deal with such incidents. Where such defects are considered an emergency, they should be reported immediately to the Emergency Services, e.g. Gas Leak etc. It is crucial that the Porter/Caretaker and the Managing Agent take control of these situations or incidents as they arise and address them in a timely and efficient manner.
9. Ideally, the Porter/Caretaker will have the ability to carry out minor repairs in the common part areas. This is would be a useful skill but not essential to the role.
10. The Resident Porter/Caretaker should report any Health & Safety issues to the Managing Agent, and ensure full safe working practices in the building.

Previous experience working in residential apartments is essential. The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
