Job Description

Our client is currently seeking a Part-time Assistant Building Manager to assist the Building Manager and to work closely with any residents, board of directors or associations.

Hours of work:
Fridays and Saturdays
(08:30-17:00)

Main duties:

Ensure all communal areas and other necessary aspects of the development are presentable to the highest standard, fully serviced and properly maintained.
To take in parcels for residents and ensure disclaimers are signed.
Assist residents in all matters (within reason and guidelines laid down by the Managing Agent/ Board of Directors) to ensure the ongoing enjoyment and benefit of their home ownership.
Effective liaison with residents, addressing queries and concerns in an effective and timely manner.
Supervision of daily inspection routines and reporting to ensure high standards of cleaning and maintenance are maintained throughout - to include regular monitoring inspections and reporting of notable matters to the Building Manager so that works orders can be raised where necessary.
In conjunction with the BM/PM, support with the monitoring and supervision of contractors carrying out works on and around the development.
Support to the supervision of cleaning staff including any monitoring of their performance in conjunction with the Property Manager.
Test mechanical, emergency and other systems weekly and keep a log as required.
Where applicable, change the tape on the CCTV surveillance system and monitor regularly.
Keep a diary of all works and visits.
Perform maintenance and light repairs.
Paint and fill gaps or crevices (on walls, walkways etc).
Repair equipment or appliances.
Repair and maintain garden furniture.
Repair and maintain entrance door locks and closer mechanisms.

Required:
Previous experience working as a handyman, basic understanding of Health & Safety is essential and knowledge of COSHH, RIDDOR and the ability to carry out risk assessments would be an advantage.

The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
