Job Description

Our client is currently seeking a General Manager to oversee the management of a luxury residential development based in West London.

Responsible for:
The efficient management of daily operation, staff, suppliers, administration, finances, insurance, suppliers and premises plus specific project including services improvement, decoration & major works.

A. Overall function of the Post
The role of General Manager is to ensure that the day to day running of the development is carried out in an efficient and effective manner and meets the standards and expectations of the Board and the residents. The role encompasses:
" communication with directors, flat owners, residents, visitors, staff and contractors.
" good administration and careful financial management.
" the organisation of appropriate health & safety, fire and security arrangements.
" arrangements for building maintenance, service contracts and project management.
" personnel management.
" Budget and financial control.
" Specific projects management including services enhancement.

B. Facilities and Building Maintenance

" To advise the Board concerning the provision of general maintenance services, service contracts and small building repairs.
" To liaise with the Company's consulting surveyor concerning planned maintenance, major works and project management.
" To ensure that appropriate fire precautions and health & safety arrangements are put in place for the benefit of residents, visitors and staff.
" To ensure that arrangements are in place to deal with emergency situations concerning the failure of essential services or the escape of water.
" To assist flat owners/ residents with queries concerning building related matters.
" To communicate with residents concerning management issues.

C. Finance

" To have overall responsibility for the Company's accounting system and to ensure that accurate financial records of income and expenditure are maintained.
" To provide information and advice to the Chairman and members of the Board on budget matters, financial planning and long-term financial strategy.
" To seek to achieve best value for money in all areas of expenditure
" To follow the Company's Financial Procedures and advise the Finance Committee on areas where improvements or changes to the procedures should be made.
" To ensure the timely production of the bi-annual service charge demands and ensure that all income due to the Company is collected in accordance with company procedure.
" To maximise the return on the Company's assets.
" To ensure that the Company is adequately covered by insurance.
" To manage the Company's on-line banking facility and ensure that the banking mandate is updated as required

D. Staff and Personnel Management

" To ensure that all Company employees carry out their duties in a professional manner and in accordance with the Company's procedures and practices.
" To arrange for the appropriate training of staff.
" To investigate and deal with any matters that may result in a disciplinary hearing.
" To arrange for appraisals of staff to be carried out annually.

Person Specification:

The ideal candidate will possess the following skills and attributes:
" General management experience.
" Excellent written and oral communications skills with the ability to engage a wide spectrum of people.
" Ability to plan and prioritise.
" Attention to detail.
" Budgetary and financial planning experience.
" Good IT skills including Word and Excel.
" A knowledge of property management and relevant Landlord & Tenant legislation.
" Experience of facilities management.
" Knowledge of service charge accounting procedures and regulations.
" A commitment to providing customer service.
