Job Description

Our client are currently seeking an Estate Manager/Multi Trades Handyman for a luxury residential estate in Tunbridge Wells.

Main duties, tasks and responsibilities of post holder are;

Estate manager responsible for the day to day maintenance of an exclusive Estate comprising of the common areas of 50+ apartments, outbuildings, grounds, roadways, garage blocks, estate office, gates and boundaries.

Carry out day to day repairs of all external elements of the estate including paving, fencing, drainage, brickwork, carpentry & joinery, decoration, plumbing and basic electrical works.

Carry out day to day repairs of internal common areas including decorating, plumbing, basic electrical works and carpentry & joinery.

Carry out works by interpretation of written/electronic works orders or verbal instruction from the Managing Agents.

Provide emergency out of hour's service when required.

Keep the estate clear of rubbish and keep work area clean and safe protecting colleagues, residents, visitors and contractors at all times.

Undertake any duties regarding health, safety and welfare at work. Understand regulations such as working from height, asbestos awareness, as well as following building control regulations, and listed building consent.

Supervise contractors on site ensuring health and safety compliance and ensure the health and safety of residents and visitors.

Ensure car parking arrangements are enforced and upheld.

Be responsible for fire and risk assessments.

Raise orders for works outside of your scope via the Managing Agent.

Carry out meter readings and keep records

Complete a daily log of works and supporting administrative tasks

Liaise with Managing Agents on a daily basis

You do not require a driving licence to fulfil this role but must be able to get to site easily and punctually.

"Walk" the grounds on a daily basis to ensure security and identify and maintenance or other issues and bring to the Managing Agents attention

Be residents central point of contact maintaining a good open relationship with the community.
