Job Description

We are currently recruiting for an Estate Manager for residential development based in Kew

The Estate Manager will have a bias towards customer service, a good knowledge of leasehold legislation, construction/technical knowledge, man management skills and the ability to deal with individuals of all levels. The normal hours of work to be 8am to 5pm Monday to Friday, with participation in an "on call" rota and at other times in line with the nature of the job.

The day to day role will involve the following:
Reporting to the Property Manager
Closely liaising with the Client, Developer, Sales team and Project Management team on all estate related matters.

Directly responsible for supervision of all estate maintenance. This is likely to include the following;
Gardeners - Responsible for the maintenance of the landscaped areas
Contract and/or directly employed cleaners - for the internal common parts of the estate and all plant.
Window Cleaners as well as all subcontracted engineers maintaining plant equipment.

The control and supervision of all visiting tradesmen and contractors whether working on the estate or within individual properties.

Overseeing the following services:-
All cleaning of estate, common areas and other communal facilities.
Maintenance contracts for equipment, plant, and general services.
Handover / Completion process for new occupiers, parking permit issuing , fobs programming etc.

The Estate Manager will:
Have ultimate responsibility on site for staff supervision and service delivery. Will assist lessees, residents and visitors.

Undertake general administration work required as part of the ongoing management of the estate.

Carry out the placing of orders for minor repairs and authorisation of payments for work satisfactorily completed.

Monitor site conditions and produce regular reports for discussion and filing with the managing agents.

Will enforce estate/lease rules when necessary.

Be responsible for all H&S aspects for the estate including but not limited to: Maintaining all H&S records on site, taking an active role in H&S risk assessments and Fire Safety assessments

Maintain the Residents web - Portal #the right candidate will need to be computer literate#

Be available on an on-call basis at such times designated when not on duty.

Generally perform such duties as the managing agents and the client feel are in the better interest of the estate.

The Estate Manager will be issued with a uniform or suit of a standard reflecting the nature of the estate and their role in its management
