Job Description

Our client are currently recruiting for a new day conceirge at a large resdiential scheme in North London.

Hours: 4 days on 4 off: 07.00am - 19.00pm

Duties:

Provide the best possible service to the development and its clients and to liaise closely with management, in particular the Estate Manager, in order to follow through tasks assigned to Concierge team.
Maintain a clean and smart appearance at all times, wearing either the staff uniform or a suit.
Ensure that the highest levels of customer care and service are maintained at all times. Deal effectively with complaints, take the correct action and remain courteous at all times
Serve residents to ensure that a pro-active maintenance and general level of day to day effectiveness is achieved
Be responsible for all deliveries to main reception desk, receiving and safekeeping of all parcels/registered mail. Correct issuing of all parcels/registered mail with a record which must be signed by residents. Notify residents of any deliveries to arrange collection from the front desk.
Issue keys only to correct personnel/residents whilst recording at all times the signing in and out of keys.
Ensure effective security of residents and the building at all times including manning any CCTV and aid the smooth running of car parking facilities.
Check and screen all visitors and guests and any contractor staff, ensuring they have permission to be present in the building. Report any suspicious/unusual behaviour, calling the police if necessary.
Assist the management team to monitor the performance of regular routine contractors (e.g. grounds maintenance, communal area cleaning, window cleaners, etc).
Assist the management team by liaising with residents / contractors regarding repair and maintenance requirements, monitoring and inspecting routine repairs and works to completion.
Maintain a working knowledge of any scheme related insurance claims. Liaising with residents / contractors as instructed by the management team.
To provide assistance as required to the Estate Manager regarding ongoing planned maintenance at the development.
Undertake regular patrols of the development and ensure that the scheme is being maintained to a standard commensurate with head office . Inspections must include the weekly testing of lighting, fire alarm systems and fire doors as instructed by the management team.
Minimise potential security threats by encouraging discipline regarding the locking of main entrance doors and windows to each block.
Maintain vigilance as to who is frequenting the development and identify and disrupt (as directed) those who are identified as non-resident, especially in circumstances where short letting is suspected. Report instances to your line manager.
Undertake to keep records of daily occurrences within the duty occurrence book to record times of inspections of the scheme, attendance by third parties, wants of repair and any other matter which happens during the course of each day.
Be able to give a clear and concise handover at the end of the shift, highlighting any events that have occurred and forthcoming events.
Deal with residential correspondence received by email of a non-technical nature quickly and decisively always ensuring that the Estate Manager is copied and kept appraised of all such communications.
Always ensure that a professional and attentive approach is taken when dealing with the residents, being friendly, amenable and approachable at all times.
Advise the Estate Manager of any issues regarding breaches of the lease including, statutory legislation and best practice compliance. To also liaise with residents concerning general requests, queries or nuisances being advised and actively look into resolving pro-actively in the absence of the Estate Manager or by bringing the matter directly to his/her attention.
