Job Description

We are currently seeking a temporary Concierge/Caretaker to provide cover for holidays and sickness at a luxury residential apartment building in Colchester.

The Concierge will be responsible for the following duties:

1. Cleaning

The following should be carried out at least weekly,

-Vacuum all communal hallways, stairs & landings
-Dust/clean all surfaces in communal areas, including wall light fittings
-Wipe internal doors and polish glass panels
-Clean lift doors and floors
-Remove ceiling cobwebs
-Shake out all door mats and rugs
-Check all light bulbs and replace where necessary

2. Sweeping

The car park and external pathways should be kept free of -leaves and litter
-The communal terrace on the first floor
-Cleaning drain grilles as required

3. Gardening

The following areas need attending,

-Communal plant and flower pots need to be weeded weekly
-Weeds need to be removed from the car park and external pathways
-Plants and foliage require trimming back
-Grassed areas need to be cut
-Plants and flower beds require watering

4. Rubbish Collection

-Bins to be pulled out for collection
-The bin store should be kept clean and disinfected as necessary
-Dumping of any bulky items should be reported to the Managing Agent

5. Car Park

-Obtain from each resident their car type and registration
-Keep a schedule of allocated spaces and to report any incorrectly parked cars
-Assist with the parking of visitors' cars

6. Log Book

-All occurrences and record the action taken
-Any major problems and all complaints reported to the Managing Agent

7. Accounts

-You are required to keep an accurate record of all day to day items purchased, along with receipts
-Keep a copy of all your timesheets submitted to the Managing Agent for approval
-Keep and file neatly any reports left by contractors, as requested by the Managing Agent

8. Security

-You should at all times keep an eye on the overall security of the development
-The Concierge office should remain locked when you are not using it
-You should monitor the CCTV system to ensure that it is working correctly at all times

9. Fire and Health & Safety Precautions

Your primary duty at all times is the safety of all residents, their visitors and any contractors working on the site.

-You should monitor the gym on an hourly basis when occupied
-Follow all instructions from the Managing Agent on the testing of the Fire Alarm system
-You should be aware at all times of your safety and the safety of others by following safe working practices. If at any time you are unsure of whether or not a working practice is safe, you should seek guidance from the Managing Agent

10. Enquiries

You should deal courteously and promptly with any enquiries that Residents may have and pass on to the Managing Agent any of which you are unsure.

11. General

-You should sort and deliver Residents' mail and other delivered items on a daily basis
-Assisting with the reading of meters as required
-Assisting the Managing Agent in dealing with any emergencies that occur, even if they be outside your normal working hours
-You should be prepared to undertake any reasonably requested role in connection with the smooth running of the development

Previous experience in a caretaking role would be desirable.

All candidates must be willing to undero full vetting checks and be able to provide excellent references.
