Job Description

Our client is currently seeking a Building Manager to oversee the day to day running of a portfolio of commercial buildings in Manchester.


General Upkeep and Maintenance and H&S Compliance
- To be responsible for the day to day running of the building.
- To undertake regular inspections of the Buildings, the frequency to be determined by the Facilities Manager.
- Main point of contact for: Occupiers, Contractors, etc
- Order tenants communal signage (if applicable)
- Complying with Health & Safety regulations.
- Testing fire alarms, water temperatures and emergency lighting and organise fire drills, and carrying out other tests as required on a regular basis
- Check fire escapes regularly to ensure that they are free of obstructions and rubbish.
- Read meters on a regular basis and record findings.
- Keep buildings pristine including removal of rubbish from common parts and general caretaking duties
- Keeping vacant units clean and tidy and ready for viewings
- Replenish soap and toilet rolls plus any other consumables during the working day as required.
- Have a working knowledge of the building and it's plant, equipment and machinery.
- Ensuring general good condition of the Building, and that tenants do not cause any damage to the building or spaces occupied.
- Ensure service providers carry out the work to the proper standard as detailed in their contracts.
- Liaises with the Asset Manager and Facilities Manager over repair and maintenance of building and oversee works, review RAMS, issue work permits
- Organise maintenance team and schedule work as required.

Property Management
- Monitor and control the day to day running of the building
- Help occupiers with all queries.
- Assist with the preparation of customer care manuals.
- Ensure that occupiers comply with their licences and leases.
- Complete occupier moving in / vacation forms
- Ensure records and files up to date

Licence Fee and Arrear Control
- Assist (as required) with the collection of rent arrears

Budget Setting
- In conjunction with the Asset Manager and Facilities Manager have input in to the setting and control of the annual service charge expenditure budget.
- Looking at ways of getting maximum occupancy at a minimum cost to Urban Splash.

- Assist the Lettings Team on the lettings of vacant units (as and when required)
- Carry out viewings with prospective occupiers in conjunction with the lettings team.

Previous experience in commercial building management would be essential. The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
